Overview

What Structural Drying Is

Structural drying removes the moisture left inside drywall, wood framing, subfloors, and concrete after the standing water is gone. Dehumidifiers and air movers pull water out of the materials, and moisture readings confirm they match dry, unaffected areas before repairs start. For structural drying in Grapevine, call us any hour at (817) 973-1607.

You likely need structural drying if

  • Drywall is soft or swollen near the floor
  • Paint is bubbling or baseboards are pulling away
  • Carpet feels dry but the pad underneath is damp
  • Hardwood boards are cupping or gapping
  • A ceiling is stained below an attic leak
  • The room smells musty days after the leak

Before we arrive

What to Do While Materials Are Wet

These steps slow the damage until drying equipment is running.

01

Stop the source

Close the main water valve. For leaks at the meter or street, call the City of Grapevine at (817) 410-3330 or (817) 410-8127 after hours.

02

Run the AC

Air conditioning removes moisture from the air. Leave it on unless the water was sewage or reached the ductwork.

03

Open interior doors

Let air move between rooms, but keep exterior doors and windows shut on humid days.

04

Empty wet closets and cabinets

Take out boxes, shoes, and stored items so the walls and floors behind them can dry.

05

Don’t paint or patch

Covering a stain or wet drywall traps the moisture and can hide mold growing behind it.

06

Photograph, then call

Take photos of the damage, then call (817) 973-1607. We’ll tell you what to remove and what to leave.

Walls or floors still damp?

Moisture you can’t see causes mold and warping. We answer 24/7.

Drying classes

How Much Drying Your Home Needs

The IICRC S500 standard sorts water losses into four drying classes based on how much water there is and what absorbed it.

ClassWhat’s wetHow we dry it
Class 1Part of a room; materials absorbed little waterA few air movers and a dehumidifier. Usually the fastest job.
Class 2A whole room of carpet and pad, with water wicked up walls under 24 inchesAir movers along walls, LGR dehumidifiers, and pad removal when needed.
Class 3Ceilings, walls, insulation, and floors soaked, often from water coming from aboveMore air movers and dehumidifiers, with ceiling and wall materials checked one by one.
Class 4Dense materials: hardwood, plaster, brick, and concreteSpecialty drying with desiccant dehumidifiers, floor mats, or wall-cavity systems. Takes longer.

Class describes how much has to dry. It’s separate from the water category (clean, gray, or black), which describes contamination.

How we work

Our Structural Drying Process

  1. Set the dry standard. We take readings on unaffected walls and floors in your home. Those numbers become the drying goal.
  2. Map the moisture. Meters show which drywall, baseboards, framing, and subfloor are wet and how far it spread.
  3. Remove what can’t dry. Wet pad, swollen laminate, and saturated insulation come out. We cut drywall only where readings show it’s needed.
  4. Set the equipment. Air movers and dehumidifiers are sized to the room, the drying class, and Grapevine’s humidity. Dense materials get desiccants or mats.
  5. Monitor every day. We log temperature, humidity, and material readings, then move or add equipment where drying is slow.
  6. Verify and document. When materials match the dry standard, we remove the equipment and give you the drying logs for your claim.

Equipment

The Equipment Behind Structural Drying

MOST JOBS

LGR dehumidifiers

Low-grain refrigerant units pull water from the air even in humid weather, so materials keep releasing moisture.

DENSE MATERIALS

Desiccant dehumidifiers

Dry the air further than LGRs can. Used for hardwood, plaster, and concrete.

SURFACES

Air movers

High-velocity fans that sweep moist air off walls, floors, and cabinets toward the dehumidifiers.

HIDDEN AREAS

Wall and floor drying systems

Push dry air into wall cavities, under cabinets, and beneath hardwood without tearing them out.

Grapevine, TX

Why Drying Takes Planning in Grapevine

Four local conditions affect structural drying in Grapevine, and each one changes our setup.

Humid Gulf air

The National Weather Service notes that Gulf moisture keeps North Texas summers humid. Damp air slows evaporation, so we size dehumidifiers to the season, not just the room.

Concrete slabs

Most Grapevine homes sit on slabs over expansive clay. Concrete releases water slowly, and vinyl plank or laminate laid on top can trap it. We check the slab, not just the flooring.

Historic plaster and hardwood

Older homes near Main Street and the Heritage District can have plaster walls and original hardwood. These are Class 4 materials that need slower, targeted drying.

Attic water heaters

Many 76051 homes from the 1970s and 1980s have attic water heaters. When one fails, insulation, ceiling drywall, and the walls below all need drying.

Structural Drying in Grapevine Homes

Kitchens with wet cabinets, bathrooms, laundry rooms, and bedrooms with carpet over slab. We dry in place wherever readings allow, as part of our water damage restoration work, so you replace less.

Structural Drying in Grapevine Businesses

Offices, retail, restaurants, and hotels near Grapevine Mills, Main Street, and the SH 114/121 corridor. We place equipment to keep walkways open and plan the drying around your hours.

Insurance

Insurance and Drying Records

The Texas Department of Insurance says most homeowners policies cover sudden and accidental water damage. Gradual leaks are usually excluded, and flood damage needs a separate flood policy.

Daily drying logs show your adjuster that the work was needed and that drying was complete before repairs. Keep receipts for emergency costs, and call the TDI Help Line at (800) 252-3439 with questions.

What our drying logs include

  • Dry-standard readings from unaffected areas
  • Daily readings for every wet material
  • Temperature and humidity each visit
  • Equipment placed, moved, and removed
  • Materials removed and the reason

FAQs

Structural Drying FAQs

Straight answers about drying out walls, floors, and framing.

Still have a question?

Call and ask. We’ll give you a straight answer.

What is structural drying?

It’s removing moisture from the building itself, including drywall, framing, subfloors, and concrete, after standing water is extracted. It prevents mold, warping, and rot behind surfaces that look dry.

How long does structural drying take?

Most jobs take three to five days. Class 4 materials like hardwood, plaster, and concrete can take longer.

How do you know when everything is dry?

We compare daily readings to readings from unaffected materials in your home. Drying is done when the wet areas match that dry standard.

Why can’t I just use box fans?

Fans move air but don’t remove moisture from it, so humidity rises and drying stalls. Dehumidifiers paired with air movers pull the water out of the house.

Will you have to cut open my walls?

Not always. Wall-cavity drying systems can dry many walls in place. We cut drywall only when readings show it can’t dry, or when the water was contaminated.

Can I turn the equipment off at night?

Please don’t. Drying works around the clock, and switching off lets humidity climb back up and adds days to the job.

Should the air conditioning stay on?

Usually, yes. It helps remove moisture. The exception is sewage water or water that reached the ductwork, in which case we’ll advise you.

Does insurance cover structural drying?

If the water damage is covered, drying is normally part of the claim. Sudden events like a burst pipe are usually covered; gradual leaks and floods often aren’t.

How much does structural drying cost in Grapevine?

It depends on the drying class, the number of rooms, and how many days the equipment runs. Our cost calculator gives a rough range.
